About 72,000 new residents came from other states, and another 38,000 moved here from abroad between 2020 and 2024. Population density in Nashville-Davidson has risen from around 1,265 people per square mile in 2010 to over 1,440 in 2020, and it’s only climbing.

Specials don’t necessarily mean the market is crashing; they often just show how competitive things have become between newer developments.
