But even with those deals, some buildings are still leasing up quickly and keeping high occupancy rates.

Nashville’s Growth Isn’t Slowing Down
Despite what some people might think, Nashville is still growing fast. The metro area, which includes Davidson, Rutherford, and surrounding counties, has gained roughly 136,000 new residents since 2020, a 6.4% increase in just a few years. According to the Tennessee State Data Center, the city of Nashville alone added over 5,600 residents between 2022 and 2023, more than any other city in the state.
What’s driving that growth? People are still moving here for jobs, lifestyle, and opportunity. About 72,000 new residents came from other states, and another 38,000 moved here from abroad between 2020 and 2024. Population density in Nashville-Davidson has risen from around 1,265 people per square mile in 2010 to over 1,440 in 2020, and it’s only climbing.
All of that means demand for apartments is still strong, even with more buildings popping up. Some communities will always stay full because of their location, walkability, or amenities. Specials don’t necessarily mean the market is crashing; they often just show how competitive things have become between newer developments.
